 A Homeowner's Guide. Plumbing problems can be a homeowner’s worst nightmare, leading to costly repairs and unexpected inconveniences. However, with a little proactive maintenance, you can prevent most plumbing issues before they arise. Here are some essential tips to keep your plumbing system in top shape and avoid common pitfalls.
1. Watch What You Put Down the DrainOne of the leading causes of plumbing issues is clogged drains. To prevent blockages:
  • Avoid pouring grease, oil, and fat down the sink as they can solidify and cause blockages.
  • Use a drain strainer to catch food particles, hair, and debris.
  • Do not flush anything other than toilet paper down the toilet—items like wipes, feminine hygiene products, and cotton swabs can cause serious clogs.
2. Regularly Inspect for LeaksA small leak can quickly turn into a big problem. Regularly check for leaks under sinks, around toilets, and near appliances like dishwashers and water heaters. If you notice any moisture, rust, or water stains, address the issue immediately to prevent water damage.
3. Be Mindful of Water PressureExcessively high water pressure can strain your pipes and lead to leaks. You can check your home’s water pressure using a pressure gauge, which should ideally read between 40-60 psi. If it’s too high, consider installing a pressure regulator.
4. Insulate Your Pipes in Cold WeatherFrozen pipes can burst and cause significant damage. To prevent this:
  • Insulate exposed pipes in colder areas such as basements, attics, and exterior walls.
  • During extremely cold weather, let faucets drip slightly to keep water moving.
  • Keep cabinet doors open to allow warm air to circulate around plumbing under sinks.
5. Maintain Your Water HeaterYour water heater plays a crucial role in your home’s plumbing system. To keep it functioning properly:
  • Flush the tank annually to remove sediment buildup.
  • Check the anode rod every few years and replace it if it’s corroded.
  • Set the temperature to around 120°F to prevent scalding and excessive wear on the heater.
6. Use the Garbage Disposal ProperlyA garbage disposal can be a great tool, but misuse can lead to clogs and breakdowns. Avoid putting the following items in the disposal:
  • Grease, fats, and oils
  • Fibrous vegetables like celery and corn husks
  • Large bones and fruit pits
  • Pasta, rice, and bread, which can expand and cause blockages Always run cold water while using the disposal to help flush debris through the pipes.
7. Schedule Professional Plumbing InspectionsEven if everything seems fine, it’s wise to have a professional plumber inspect your system periodically. They can detect potential issues before they become major problems, saving you time and money in the long run.
